EPS Ratings

EPS stands for Energy Scoring and it highlights a demonstrates that an EPS home offers its buyer superior energy-efficiency and higher quality. EPS homes are required to be above the standard building code and have regular inspections throughout the whole process of home building by our verifier. Having an EPS score for your home will let you compare how similar sized homes use energy, look at the features that make your home energy efficient, know your homes carbon footprint, and an estimate for your utility cost before you build your house. ECI has our own dedicated, third-party verifier, registered with Energy Trust of Oregon. Our Verifier participates in Early Design Assistance (EDA), an inspection once insulation is up, and a final review once the house is finished with construction.

Benefits having an EPS Rating

Beyond the energy efficiency and health benefits of an EPS home, there are other fantastic benefits of building an EPS certified home. Having an EPS rating on a home, immediately gives it a 5-10% increase in the value of the home, for a $300,000 house, that is a minimum gain of $15,000 while the cost of getting your home EPS certified by ECI costs $550. You are being paid to make a better more energy efficient home, that is worth more. If you had two identical houses right next to each other, one was EPS rated the other was not, the EPS rated home will sell for 5-10% more. EPS also offers Rebates depending on what percent improvement from the standard code you make. You can be awarded over $4,000 just for building a better more efficient home (see table below). These savings are possible thanks to Energy Trust of Oregon, who is given an allotted amount of money to offer as an incentive for building better, more energy efficient homes. This year they had 2 Million dollars left unclaimed that they had available to give as incentives. There are lots of savings and rewards available for building better, energy efficient houses.

EPS Incentive Overview

These examples are for illustration only and are a small fraction of the options available to trade ally builders for improving a home's EPS and maximizing energy savings. Incentives are available for building homes based on a sliding scale of performance above code, starting at 10 percent improvement. Incentives will vary depending on energy-efficiency improvements. *Incentives above are calculated by computer modeling of a 2,200 square foot house plan in full Energy Trust service territory. Incentives are based on improvements in the home's annual energy use over a minimum code requirement, as demonstrated by energy modeling. Incentives are subject to funding availability and may change. Incentive examples are based on the 2011 Oregon Residential Specialty Code.

How It Works

When you know you want to have an EPS rated house, the best thing to do is start communicating early on. Get in contact with us from the beginning so that we can guide your progress to get you an EPS score you want. If you are not in touch with our EPS verifier from the beginning of the building process, you run the risk of building something that will limit the EPS score you can achieve. We stress the importance of early communication so that you are never limited to an EPS score lower than what you want.

To start the process we set up a facilitated design workshop with the entire build team ( head builder, framer, HVAC, and Insulator), Energy Trust representative, and our verifier. Having this meeting helps to identify the goals and requirements needed to reach the desired outcome. Our Verifier will walk you through what you will need to achieve the EPS score you want, or estimate an EPS score for what you are planning on building. From there out we will advise and help you with the best practices on energy efficient building and inspect the house to see how it compares to what you had planned. When your home is complete, our verifier will make one last inspection to give you your homes EPS score.

There are quite a few things our verifier tests to determine how far your home is above standard building code and that your home is running as efficient as possible. Our verifier conducts Blower Door Infiltration tests, insulation and framing tests, Window tests, duct sealing tests, Combustion Appliance Zone testing, Verification of solar-ready equipment, and more. These tests ensure that your home will operate at its max efficiency and show you where you can improve if needed.
